Why sealed bids?
Open bidding turns into a race to the bottom — providers undercut each other to the point where corners get cut on the actual work. Kiri keeps every bid private to the landlord. Providers only see how many others have bid (so they know it's competitive), never the amounts.
The result: providers price their real cost + reasonable margin, not "the lowest number I think I can win with". Landlords get truer quotes. Both sides win.

Do I have to use Kiri's invoicing once I award the bid?
Yes — that's how the awarded provider issues invoices and how the platform commission applies. It's also where the messaging history, the deposit milestones, and the post-job review live.
What if I don't like any of the bids?
You can decline them all and cancel the project. No fee. The bidders are politely declined and the project goes to "cancelled".
What if a provider's quote is much lower than the others — is that suspicious?
Maybe. We surface every provider's reviews + rating + years of experience next to their bid so you can read context. Cheap isn't always bad — sometimes a smaller outfit has lower overheads.
Is the property visible to tenants while it's still a refurb project?
No. Refurb projects are only visible to verified providers in matching trades + localities. They never appear on /listings, never get indexed by search engines, never show up in public stats.

Disputes & refunds
Who is responsible if the work is bad?
The provider you awarded the bid to. They are the contractor — Kiri is a platform that introduced you. Trade qualifications, public-liability + professional-indemnity insurance, building-regs compliance, the defects-liability period, snag-list rework, and any guarantees are all the provider's responsibility under your private contract with them. Always verify their licences and insurance before work starts.
Can Kiri force a refund if a provider does poor work?
No. Kiri does not hold money in escrow, does not arbitrate disputes, and has no authority to compel a refund or alter the contract between you and the provider. If you're unhappy with the work: raise it directly with the provider first; failing that, seek independent legal advice or escalate via the appropriate Maltese consumer-protection or civil-court channels. We can suspend or remove a provider from the platform if a pattern of complaints emerges, but we cannot return your money to you.
Is Kiri's commission refundable if the work goes wrong?
No. The commission is a fee for the platform service — running the marketplace, hosting the bid + invoice flow, processing the record. It's earned at the moment the invoice is marked paid and is non-refundable. If you and the provider agree to refund all or part of the work payment, that refund happens between you two, outside Kiri.
Does Kiri vet providers?
We list provider profiles with reviews and ratings from other landlords on the platform, and our notification fan-out is limited to providers whose stated trade + locality match your project. We do not background-check providers, verify their qualifications or insurance, or inspect any past work. Reviews reflect other users' opinions, not Kiri's endorsement. Do your own due diligence before awarding.
What about disputes between landlords and tenants?
Same principle. Kiri provides the rental-management software; the legal relationship is between landlord and tenant under Chapter 604. Kiri does not collect rent, doesn't hold deposits, doesn't act as letting agent, and doesn't arbitrate. Tenancy disputes are resolved between the parties directly, via the Housing Authority's mediation, the Adjudicating Panel, or the courts.
